HVAC re-commissioning is a service we provide to our mutli-family commercial property owner clients. Re-commissioning allows you to get the energy efficiency you need from your building’s HVAC systems, which begin to wear down little by little over the years.

This service, provided by a professional contractor such as ourselves, helps improve and maintain the HVAC systems in the multi-family units you own or manage. Our highly trained and experienced HVAC technicians are here to help every step of the way. Read on to learn more!

What is Re-Commissioning?

HVAC re-commissioning is the standardized process of testing your existing facility’s equipment and HVAC systems to ensure that they are still operating according to the original design intent, and if not, making adjustments to correct any discrepancies in that operation.

During this process, our technicians look for any inefficiencies that could be improved. Without this service, you could be paying much more for your building’s utility usage than you should have to, or your tenants may be paying more for their individual use than they should have to.

How Do I Know If I Need It?

Buildings should be re-commissioned every 5-7 years from the time of construction completion onward. Even buildings that were comprehensively commissioned when they were originally designed can accumulate problems over the years. The electrical, mechanical, and control systems in any commercial space can experience changes in functionality due to wear and tear and even occupancy changes.

Small problems can turn into bigger problems until you have very expensive repair costs on your hands–or even premature replacements.

Does it Help Efficiency?

This service allows our technicians to hone in on identifying and correcting poor performance of your HVAC equipment and controls so that we can make appropriate adjustments and calibrations that, yes, overall help improve the energy efficiency and operation of your HVAC equipment.

Air conditioning and heating costs are understandably a large part of your overhead and operational costs. When your building and HVAC systems are brand new, they get put through a series of testing to ensure that they function as they’re meant to. But over the years they can accumulate damage, wear and tear, and other problems. By catching these problems early and tackling them right away, we can ensure this doesn’t become a problem for you.

How Is This Different From Maintenance?

You’ve likely heard us, or maybe even another HVAC contractor, that annual maintenance for both your air conditioner and your heating system is important, whether it’s a residential system or a commercial one. This is true! Maintenance allows our technicians to thoroughly inspect, clean, and adjust the components that need it–all of which are steps that help your multi-family building’s HVAC systems operate more efficiently.

Re-commissioning is a different, and perhaps more important beast. We don’t just look at how well the systems and equipment are functioning, we look at how they’re functioning in comparison to how they were designed to function. Whereas maintenance is a good yearly practice, re-commissioning should be done every 5-7 years just to be sure everything is on track as it should be. Please don’t hesitate to reach out to our team with any questions you might have!
